Buying a New House photoIf you’re one of the lucky ones that are actually able to build a new home or buy a home under construction, you are probably wondering why you would need a home inspection.  Here’s why.  The systems and components of a new house have specific installation instructions which if not followed will breach any warranty and eventually reduce the life expectancy of the component. Home Inspectors vs. City & County Inspectors.     Who Wins?

Actually, a city / county inspection is a complete different type of inspection. The information on their report is not even similar to that of a TREC inspection although people regularly think that they are the same. City and county inspectors don’t take the time to run through an itemized inspection list like home inspectors do.  Many times the other inspectors have upwards to a dozen inspections each day that take only a few minutes to perform compared to a home inspector that only does two or three jobs per day.  Every home inspection we do whether it be an existing home or a newly constructed home are performed to the strict specifications of The Texas Real Estate Commission’s (TREC), Standards of Practice.  On new homes, not only do we perform a through inspection of the systems and components of the house, we also inspect for cosmetic flaws or minor workmanship discrepancies.  Please note that TREC inspections do not include cosmetic features.  However, for newly constructed homes, here are some examples of cosmetic issues we will try to help identify.  Ultimately, what you chose to include on your builders punch (repair) list is up to you.
